EARLY COMPREHENSIVE ANALYSIS

Our pre-design and concept design efforts confirm our understanding of our client’s requirements, and it will provide them with an opportunity to consider a variety of design options to meet these requirements before focusing on the most appropriate design directions. 
SCHEMATIC DESIGN
Based on the mutually agreed upon program, schedule and construction budget requirements, we shall prepare, for approval by our client, Schematic Design Documents consisting of drawings and other documents illustrating the scale and relationship of Project components.
PLANNING/ ZONING BOARD
Following the successful completion of the schematic design we shall prepare the required Architectural Documentation for planning / zoning board approval.  We shall also testify on behalf of our client at all board hearings.
DESIGN DEVELOPEMENT 
The building systems are developed in greater detail.  Site design and landscaping, structural systems, utilities, mechanical/ electrical systems, architectural finishes and furnishings will be more clearly defined in drawings and in outline specifications.  The project schedule and budget will also be re-evaluated at this time.
CONSTRUCTION DOCUMENTS

Utilizing our CADD (Computer-Aided Design and Drafting) capabilities, we will prepare documentation necessary to obtain building permits and contractor’s bid proposals. 
BID and AWARD

Answer questions and provide supplemental information during the bidding and negotiations.  Attend pre-bid conferences and as bids come in, assist the client in evaluating them and deciding on options and alternatives.
CONSTRUCTION ADMINISTRATION

During the construction period, we will attend regularly scheduled project meetings, review and process shop drawings, deal with day-to-day questions and decisions, review and approve payments and change order requests (if appropriate) and provide punch list and project close-out services.
